Our yard is on Limonite Avenue and La Verne is 19 miles west of it, so this is a booked day rather than a morning call. Building and Safety, at City Hall on 3660 D Street, hands the building permit across its desk in a window that runs 7:30 until 10 each morning, Monday through Thursday, the city being shut on Fridays. Curb, approach and public walk are a separate encroachment file with Public Works and Engineering, in Los Angeles County rather than ours.
The town reads in three pieces. Old Town, laid out when this was still Lordsburg and holding the university founded here in 1891, sits inside a 115 acre specific plan adopted in 2013, and the Metro A Line station opened at its edge in September 2025. South and east, the flat streets around Bonita High School on D Street are 1960s and 1970s tract, wide enough for a truck to reverse to the forms. North toward Live Oak Canyon the lots climb the fan.
That fan is the constant under all 3. The San Gabriels shed gravel, sand and cobble onto this side of the valley, and the closer a lot sits to the mountain front the more of the dig is rock rather than soil. It is also why the city keeps very high fire hazard severity zone rules of its own, in chapter 15.37, and why a non-combustible surface beside a house earns its place. Season is the easy part: the Fairplex normals put August at 92.4 degrees, mild by our standards.
